We project that properties acquired in the next 6 months will be our most profitable to date. We project a 100 basis point drop in exit cap rates by mid-2025; this would likely help us to outperform our published 18% IRR.  

All opportunities are actionable in the next 90 days. Following this, we have identified additional properties that are earlier in the vetting process. We believe that by mid-2025 there is an additional $25M in opportunities that meet our thesis.

Investors receive a preferred return of 8% paid quarterly. Target IRR 18-20%
